Flat Roofs Are More Leak-Prone
Commercial flat roofs are more prone to leaks because of their low slopes. Being at a lower elevation, commercial roofs are more exposed to the sun. Ultraviolet (UV) rays can break down the outer membrane quickly, resulting in premature damage. And, once the outer surface becomes brittle, it’s only a matter of time until leaks start to appear.
This problem is compounded by pooling water, which tends to form on low-sloped roofs. Normally, the water should trickle down the drain. But as is often the case with flat roofs, drains can easily get clogged.
More Complicated Installation
To make sure pooling water doesn’t seep into the underlayers through any seams, contractors apply the roofing membrane in one go. The slightest mistake, which inexperienced DIYers will surely make, can leave behind gaps through which water can infiltrate your flat roof.
There’s also the problem of using the specialized equipment, which is needed to spread tar and asphalt evenly. DIYers wouldn’t know how to operate the equipment; let alone have the time or money to acquire these.
The Financial Case for Hiring a Contractor
Keep in mind that leaks can be costly for businesses as any disruption to the day-to-day operations can hurt their bottom line. Given that it’s so easy to make a costly mistake, it makes more financial sense to hire a roofing contractor.
